Companies and core business: Outsourcing & Facility Management

Companies are continually creating new successful business strategies, in order to achieve their objectives. In the last few years, many of these companies have chosen Outsourcing, with very favourable results, especially in the Facility Management area.

Some people mistakenly consider the definition “Facility Management” as a synonym for Outsourcing. The Facility Management is an internal business activity including the coordination of anything that can support the achievement of the core business. As we know, “core business” means “primary business objective”. The work of the Facility Manager is exactly to manage all non-core services, without which, however, the primary objective cannot have life. Outsourcing is the next step when the company chooses to entrust externally the management of the abovementioned services.

The Facility Management born in the USA in the late 1970s, as a business strategy aimed at supporting and winning the fight against competition. At that time, American companies were rising sharply in the hierarchy and structurally. This kind of growth made difficult to keep up with changes in the world of work.  For these reasons and in this context, it became necessary to coordinate areas and resources in a constructive manner.  

The main tasks of a Facility Manager are, therefore, about organization. This person must play social and decision-making activities, financial management and analysis. It is a very important role in a company because the Facility Manager does not just work with numbers and profit statements. He must to be able to read “the data generated“ in order to continuously improve business organization.

The main motivation for we think that to outsource the Facility Management is a successful strategy is based on a fundamental concept: if a company employs internal resources to carry out tasks that an external firm can play more efficiently, this is at the expense of competitive advantage, compromising the achievement of the core business. Services strongly influence corporate competitiveness and it is important to understand and to study the impact that the management of them has on the final result.

One of the areas of Facility Manager’ competence is the one that incudes Human Resources, with particular attention in maintenance of plant structure and equipment and in training of all staff. Over the years, some critical issues have emerged in relation to management of this area:
